As their football careers draw to a close, Luka Modrić and Edin Džeko are turning to the business world. The captains of Croatia and Bosnia and Herzegovina have decided to jointly invest in the luxury resort "Tri sestrice," located at the start of the Pelješac peninsula, with an estimated value of nearly one billion euros.

A Grand Project on 260 Hectares

The project, officially named "Dubrovnik, Tri sestrice, Croatian Dream," will span 260 hectares and is envisioned as a self-sustaining luxury community. Plans include the construction of seven hotels with a total of 400 accommodation units, 500 apartments, and 220 exclusive villas. A special attraction will be a mega-yacht marina with 400 berths, while golf enthusiasts can enjoy a 27-hole course stretching over more than 200 hectares.

The entire complex will be rounded out with shops, top-tier restaurants, bars, beach clubs, and cultural institutions such as museums and galleries, all aimed at ensuring year-round offerings. The idea has been developed for nearly two decades by Split-based entrepreneur Vicenco Blagaić, and the involvement of the two football greats gives the project global recognition. According to Poslovni dnevnik, Džeko has already visited the site with Blagaić, while Modrić has reportedly purchased one of the plots within the future complex.

Modrić's Real Estate Empire

Entering such a large venture is no surprise for Modrić, given his impressive real estate portfolio stretching from Spain to Croatia. In Madrid, he bought a luxury villa in the upscale neighborhood of La Moraleja in 2019, worth around 12 million euros. Through his company "Modric Family SL," he invested six million euros in three apartments near Real's Valdebebas training ground and over ten million euros in land in the prestigious El Viso district.

In Croatia, he owns a penthouse on Zagreb's Tkalčićeva Street, a villa on Pantovčak once owned by Zvonimir Boban, and a lavish seaside villa in Kožino near Zadar. His business interests are not limited to real estate, he recently invested in the Zeppelin craft brewery in Bjelovar.

Džeko, From War-Torn Sarajevo to the World's Top

Edin Džeko, born in Sarajevo, has come a long way from a war-torn childhood to the pinnacle of world football. He built his career from Sarajevo's Željezničar, through the Czech Republic, to the biggest European clubs. With Wolfsburg, he won the Bundesliga; with Manchester City, he claimed a historic Premier League title; and he achieved icon status at Roma and Inter. For Bosnia and Herzegovina, he achieved a historic feat by leading the nation to its first and only World Cup.
