The luxury Tri Sestrice resort in Dubrovačko primorje is back in the spotlight after a visit from football stars, but their actual role remains unclear, and the project has been in development for two decades.
About twenty kilometers from Neum, in Dubrovačko primorje, the groundwork is being laid for what is expected to be one of the largest tourism projects on the Adriatic. This is the upscale Tri Sestrice resort, with an estimated value of around €920 million. Public attention was recently drawn to it again when Edin Džeko, captain of the Bosnia and Herzegovina national football team, toured the site alongside the investor, Split-based entrepreneur Vicenco Blagaić.
The project is not new to Luka Modrić, captain of the Croatian national football team. According to land registry data reported by Večernji list, Modrić purchased a 1,527-square-meter plot, registered as forest land, from Profectus Eco, a company owned by Vicenco Blagaić. Last year, he visited the location with his close friend and fellow footballer Mateo Kovačić, and shortly after, he decided to buy.
Edin Džeko's recent visit has further heightened interest in this ambitious venture, located about ten kilometers from Ston. However, while some sources suggest that the moves by these football stars have given the project a boost, others are far more cautious.
According to available documentation, the Tri Sestrice resort is set to span approximately 260 hectares. As reported by Teleskop.hr, the plan includes seven luxury hotels, around 400 hotel rooms, 500 apartments, 220 villas, a marina, a beach bar, restaurants, shops, and a 27-hole golf course. More than 200 hectares would be dedicated solely to the golf course.
Despite the impressive plans, the project has been in development for nearly 20 years. During that time, Split entrepreneur Vicenco Blagaić has been acquiring land and resolving property legal issues. Although some work is visible on access roads and utility networks, this does not yet confirm that the project is close to fruition. As Teleskop.hr emphasizes, without a known start date for major construction, a secured financial framework, and precise timelines, Tri Sestrice remains, for now, largely a grand vision.
