According to Jutarnji list, this once predominantly business zone is increasingly becoming a residential address, with square meter prices in certain projects reaching up to €6,500.

Significant changes began with the construction of a residential complex at the corner of Heinzelova and Darwinova streets, as well as buildings near Bužanova, and the trend continued with new projects. In a video feature by Jutarnji list, real estate agent Iva Dilber explained that high prices are not the norm for the entire neighborhood.

Top-Tier Projects Achieve Record Prices

"I think it's important not to create the impression that the whole of Pešćenica is now worth €6,500 per square meter. Such prices are achieved exclusively by select, top-tier projects in the best micro-locations, such as VMD in Bužanova or the Alfa Stan building in Štrigina, where apartments rarely appear on the market," Dilber told Jutarnji list. She added that limited supply, quality construction, and high demand enable such figures, but this does not mean every apartment in the neighborhood will fetch the same price.

Jutarnji list also reports that the company VMD Standard plans new buildings closer to Heinzelova Street, and the expected price per square meter in these projects is also high. Detailed price estimates for about ten locations in the neighborhood are available in their video feature.

Warning Against "Inflating" Prices

Agent Dilber also warned of the danger of setting unrealistic prices. "As an agent, I always emphasize that it's not good to 'inflate' prices. An unrealistically set price usually results in the apartment sitting on the market for months, while a properly priced property attracts serious buyers and achieves the best possible result," she stated for Jutarnji list.

She also stressed that, although Nova Pešćenica has gained value in recent years thanks to quality new constructions, better infrastructure, and a richer range of amenities, each apartment should be assessed individually based on comparable properties and the actual market conditions.

Escape from Zagreb: House for €39,000

While prices in the capital break records, more buyers are turning to the outskirts. Dnevno.hr reports on an interesting property in the settlement of Slavetić, near Jastrebarsko, where a wooden house is for sale for €39,000. The house sits on a plot of 953 square meters and has a footprint of approximately 70 square meters.

The property is in the early stages of construction, built on the masonry foundations of an old structure with a sheet metal roof already in place. The land already has connections for electricity and municipal water, and there is also a septic tank. According to the listing on Njuškalo, the future owner can finish it according to their own preferences.

One of the key advantages is its location on a hill with panoramic views and its proximity to Zagreb. As Dnevno.hr notes, the drive from the capital's center to Slavetić, when there is no traffic, takes exactly 32 minutes.
