Šibenik Post Office Up for Auction: Minimum Bid Set at €2.32 Million

Croatian Post plans to auction off its building in the center of Šibenik in September 2026. The starting price for this protected cultural property is exactly €2,323,070.32, with the auction to be organized by Fina.
Although Fina's auctions are most commonly associated with enforcement proceedings, this is not such a case. Croatian Post is independently selling the property, which has been empty for some time. The last occupant was the Pension Insurance Institute.
According to data from Fina's portal, the building has 712 square meters. Included in the sale is also the ground floor of an adjacent building, covering 155 square meters. A more detailed review of Croatian Post's documentation reveals the precise breakdown of the square footage: the ground floor occupies 380 square meters, the first and second floors each have 362, and the attic has 39 square meters. Additionally, the courtyard building has 169 square meters, and the courtyard itself covers 163 square meters.
Based on the starting price, the cost per square meter comes to at least €2,679.44, with the stated amount not including VAT.
Although this is a protected cultural property in a prime location, at the intersection of Sarajevska Street and Vladimira Nazora Street near the bus station, the Šibenik-Knin County has not exercised its right of first refusal. The reason is the lack of allocated funds in the budget.
The building was constructed at the end of the nineteenth century and has undergone several renovations over its history: in 1936, 1946, and in the 1970s.
According to a document from Croatian Post dated 11 years ago, the building's structure is preserved, and the wall finishes are in relatively good condition, although cracks in the plaster and degraded paint are visible in places. No capillary moisture was detected.
The flooring is partially damaged due to dried-out parquet, but the subfloor remains level and stable. The interior woodwork is worn but still functional. The exterior woodwork shows signs of aging, including peeling paint, warped hardware, and cracked frames, but most windows can be closed and there is no risk of them falling out. The roof structure, including the secondary framing, is in good condition, with no missing roofing elements noted.
In the tender conditions, Croatian Post disclaims responsibility for any discrepancies in data regarding the area, cultural status, or intended use of the property that may arise from cadastral, land registry, or other documentation. They also do not assume liability for any potential claims by third parties on the property that is the subject of the sale.
