The housing crisis that has been gripping Dubrovnik for years is now spilling over into the surrounding areas with increasing intensity. According to an analysis by the JUGInfo portal, apartment prices in Konavle have reached levels that were unthinkable for a rural area until recently, with the situation in Gruda being particularly concerning, where the price per square meter in new construction exceeds 3,000 euros.
In Dubrovnik itself, square meter prices have long since broken the affordability barrier for the average family, often exceeding 5,000 euros per square meter. For those earning a standard salary, buying an apartment in the city under Mount Srđ is no longer feasible, and properties are increasingly used for tourist rentals or purchased by foreigners.
It was precisely this pressure that drove young families and locals to seek refuge in the surrounding areas for years. Konavle proved to be an obvious and sensible choice for solving housing issues, offering a more peaceful life and, until recently, much more affordable prices-all just a half-hour drive from work in Dubrovnik.
However, recent listings on Njuškalo show that the price surge has reached the southernmost municipality in Croatia. Currently, new construction apartments are being sold in the very heart of Konavle, in Gruda, a settlement about thirty kilometers from Dubrovnik, at prices exceeding 3,000 euros per square meter.
When the price per square meter in a rural area reaches levels previously seen only in city neighborhoods, it clearly signals the depth of the housing problem. If a new building in a place 30 kilometers from the city becomes too expensive for an average worker, then we must ask ourselves where young people from Dubrovnik and its surroundings can even start a family and build their future today.
