Zagreb's real estate market has recently been enriched with as many as five new buildings advertised as luxury new developments. Although most are still undergoing finishing works and are not fully occupied, their architectural solutions are already shaping the city's skyline. Below, we provide a brief overview of each project, including the square meter prices mentioned over the past few years.
Rihtmanova: Glass, Concrete, and Gardens in Trešnjevka
The first of the new developments is located on Rihtmanova Street, just a few minutes' walk from Trešnjevački Plac and directly opposite King Tomislav Elementary School. The fence around the building was removed these days, and soil has already been prepared on one of the terraces for planting greenery. The facade is clad with a ventilated facade featuring large-format panels of refined concrete, and the project is designed by the architectural studio Onda.
Investor Gik grupa states on its website that the project stems from a desire to enrich the living experience in Trešnjevka. The building has six above-ground floors and a total of 38 apartments, with units of around 100 square meters still available. The square meter price in 2024 was around €5,800.
Novakova and Langov Trg: Houses on the Top Floors in the Strict Center
In the very heart of the city, at the corner of Novakova Street and Langov Trg, a building has been completed whose facade flexibility was one of the main guidelines. Most apartments have dual or triple orientation, and those located from the fifth floor upward are conceived like houses. Although the proximity to a gas station is cited as a potential drawback, the advantage is certainly the proximity of Ribnjak Park.
The project is signed by architect Frane Milaković from the FM studio, and the investor is the company Build Link. As early as 2023, it was speculated that the square meter price would reach around €7,000, with 21 apartments planned.
Next to the MSU: A Concrete Complex with Nine Floors
The third project is a nine-story mixed-use complex located right next to the Museum of Contemporary Art. The investor is Projekt Središće, and the architecture is credited to Igor and Ivan Franić. Igor Franić is also the author of the neighboring MSU, giving the complex an additional authorial touch.
Even at the start of construction in 2022, unofficial reports suggested a square meter price of €5,000. The architecture is dominated by the look of concrete, and although there is no announced greenery, umbrellas, and awnings in the square between the buildings as shown in the simulations, the advantage of the complex is that it largely has open space around it.
Vukovarska: A 105-Meter-Long Glass Slab
The fourth project is an imposing residential-commercial building on Ulica grada Vukovara, which should be completed in two months. It is characterized by a glass facade with panels measuring 280 centimeters in height by 120 in width, while the total length of the building reaches 105 meters. Within the eight floors, green squares are planned in the "gaps" of the structure itself.
The residential part, located from the second floor upward in the western and central towers, comprises about 70 apartments. The inspiration for the design was found in slab-shaped buildings, characteristic of the period when Vukovarska Street was formed. The investor is the company VID park, the architect is Krešimir Petric, and the square meter price, according to some sources, ranged from €7,000 two years ago.
Franc near Franjo Tuđman Square: Dutch Vibe and 127 Apartments
The last in the series is the Franc project, a block of buildings located near Franjo Tuđman Square, which is still being completed. Although there are criticisms that the buildings are too close together, the complex has received praise for its appearance reminiscent of Dutch architecture. A new public square is also planned in the center of the complex.
Investor Mado states on its website that the urban identity is inspired by classical patterns of designing Zagreb's Lower Town palaces, civic decency, and a high quality of living. The author is the architectural office njiric+ arhitekti. A total of 127 apartments are planned, and last year it was rumored that the square meter price stood at around €8,000.
